Ah, the unspoken topic of moving: money. While us Brits prefer to keep our lips sealed when it comes to cash, it’s important to know the costs you might be faced with when moving with a mortgage. For a brief overview, these are just some of the prices that can stack up during the moving process laid out for you:

Moving in

Stamp Duty
We’ve all heard of the stamp duty, which is a tax from the Government that must be paid on all properties valued at more than £250,000. For up-to-date information, we recommend taking a look at the Gov.uk website, which even has a handy calculator to use.

Valuation/Survey
This fee is the cost of a surveyor, that will come and assess the condition and value of a property. If you’re selling an existing property, you’re likely already familiar with this fee. On average, it can be between £500 to £1,500, depending on a range of factors including house size. We’d recommend doing your own property survey on top of the one the lender provides to ensure peace of mind.

Solicitor/Conveyancer
This fee is the cost of hiring a solicitor, who will prepare all deeds and carry out conveyancing processes. On average, this service can cost between £1,500 to £3,000, with VAT also. If you’re unsure of who to use, we’re more than happy to provide a recommendation.

Booking/Arrangement
The booking fee is the initial application cost for reserving your mortgage – similar to how you’d book a hotel or hire car with an up-front fee. On average, this can cost between £99 to £250. A product fee is a cost of sorting out your mortgage, and depending on the lender can be a flat fee or percentage cost. This could be anything from no cost to £1,000 on average.

Mortgage Broker Fees
Most mortgage brokers will charge a fee for their services, which is more than worth the time and money saved overall. Moving out

Estate Agents
An estate agent provides the most comfortable and most convenient way to sell your property. Typically, their fees will be 1-2% of your total agreed sale amount. With a good estate agent, it’s possible to get a much better deal when selling your property.

Solicitors/Conveyancers
As with buying a home, selling a home requires a solicitor to do all that legal paperwork. If you’re planning on buying too, then using the same solicitor is your best bet.

Energy Certificate
To sell your property, you’ll need a valid EPC certificate, which costs around £80.

Moving Fees
Whether you’re planning to hire vans and do the heavy lifting, or you’d prefer to hire a bona fide moving company, those are all costs to consider. However much your moving costs rack up is up to you, but they’re definitely a fee to consider.
