How much can I borrow?
If you’ve had a mortgage before, you likely know how this whole thing goes. But for a refresher, lenders will typically look at your income and outgoings to see exactly how much you can afford. For a speedy look at what you could potentially borrow, multiply your yearly income by 4.5. That’ll give you a starting point for exactly how much a lender can provide you.
So many mortgages – which is right for me?
No one mortgage is the perfect fit for everyone. They’re a bit like suits – what fits one person will look way off on another. That’s where our services come in. We tailor your mortgage recommendations to ones that work for you. No ill-fitting options or uncomfortable solutions. We’re all about finding the ideal choice for you, and no-one else. A few questions are all we need.
How can you get me the best mortgage?
At Think Plutus, we use our industry knowledge and online know-how to connect you with the ideal mortgage when you move. We even translate all the jargon and financial terms to find something that suits you down to the ground. All you have to do is put your signature on the dotted line, and your move could be underway in no time.

Get the ball rolling
In an increasingly busy market, finding a property you like at all can be a challenge – and when you find that dream property, the race is on so it isn’t snagged from under your nose. Whether it’s your ‘forever home’ or the next step on the property ladder, the home-buying process can be stressful for everyone involved. Speed is a must – so the last thing you want is to be running around after slow lenders and valuers.
At Think Plutus, we support you in getting to the position you need to be in quickly and effectively. By answering those crucial questions, gathering all the necessary information and kickstarting the process for you, you’ll be in your brand-new (to you) home in no time flat. We advise on anything from the type of mortgage to choose all the way to which lender is the best fit for you. We’ll even provide you with all the little details if you’re the type that likes to know everything – our service is designed to suit you, not the other way around.
We offer a helping hand through the complicated jungle that is mortgaging when moving, providing a way to maximise your opportunities while still being practical and affordable. The ideal combination, you might say. We deal with estate agents, solicitors, valuers and anyone else that wants a piece of you to keep everything on-track, moving and ready for you. For a zen moving process, we’ve got the goods.
When the going gets tough, we humans tend to stick to what we know. But when it comes to mortgages, this decision often isn’t in your best interests. We’ve all heard of preferential treatment for new customers on phone bills, internet providers and anything else in-between. Mortgages are just the same and staying where you are don’t necessarily mean you’ll get the best bang for your buck — time to get rid of the comfort blanket and try something new on for size.
With deals continually being launched, withdrawn and anything else under the sun, Think Plutus provides a bit of stability by consistently finding you the best deals from a range of mortgage companies. For those moving house with a pre-existing mortgage, the additional complexities can be a headache – but we make it nice and easy for you every step of the way.
Perhaps you will end up back with your existing lender at a better rate – or maybe another mortgage has far greener pastures. Wherever you end up, the journey will be smooth on with us by your side. We’re well used to fighting the corner for our customers, and we promise we’ll get you the best deal possible on your moving mortgage to ensure you’re fighting fit. Acquiring that dream house is just one call away.
Looking to the future
Mortgages can be just as much about what ‘whys’ as they are the ‘wheres’. Thinking about why you want to move, and what the future may hold is an excellent way to think strategically and find a solution that fits you. Perhaps you’re expecting your first child, or maybe the current house is full to bursting, and you need some space (and sanity) back. Whatever your reason, picking a mortgage should be a strategic choice just as much as an emotional one.
At Think Plutus, we deal with both sides of mortgages. The logical side that says you want to best rates and low early repayment charges, and the emotional side – that just wants that beautiful, perfect house whatever the consequence. With a little balance and some perspective, we help you find a mortgage that suits your future goals as well as your current needs. We do the thinking for you, and you can just come along for the ride.
We help you make a decision that works for you in the long-term by asking strategic questions and helping you picture where you’ll be in five, ten or even fifteen years. We go the extra mile to ensure the mortgage you pick isn’t just right for you now – it will be right a decade from now too.
No-one likes to think about all the admin involved in the average house move. Just trying to pack up your life is enough, but paperwork on top of that? No thanks. But these little things have to be considered, especially when it comes to home insurance and even life insurance. Many of these little things require changing – and without prompting, they can easily fall through the cracks. We’ve been there. Trust us.
Think Plutus doesn’t just provide a customised and tailored mortgage service. We also go above and beyond to offer our customers support with all that pesky small print. Whether it’s switching your home insurance, upcoming your work details or even taking out life insurance when you’re expecting a child, we’ll deal with all that for you.
Our protection arrangement service provides a full review of your current arrangements and helps you find something that’s suited for you now. Home insurance is especially vital for your new property, but there are plenty of other factors to consider. Don’t worry; we’ve got it all covered. With Think Plutus, no stone is left unturned.
The price of moving
Ah, the unspoken topic of moving: money. While us Brits prefer to keep our lips sealed when it comes to cash, it’s important to know the costs you might be faced with when moving with a mortgage. For a brief overview, these are just some of the prices that can stack up during the moving process laid out for you:
We’ve all heard of the dreaded stamp duty, which is a tax from the Government that must be paid on all properties valued at more than £125,001. For up-to-date information, we recommend taking a look at the Gov.uk website, which even has a handy calculator to use.
This fee is the cost of a surveyor, that will come and assess the condition and value of a property. If you’re selling an existing property, you’re likely already familiar with this fee. On average, it can be between £150 to £1,500, depending on a range of factors including house size. We’d recommend doing your own survey on top of the one the lender provides to ensure peace of mind.
This fee is the cost of hiring a solicitor, who will prepare all deeds and carry out conveyancing processes. On average, this service can cost between £500 to £1,500, with VAT also. If you’re unsure of who to use, we’re more than happy to provide a recommendation.
The booking fee is the initial application cost for reserving your mortgage – similar to how you’d book a hotel or hire car with an up-front fee. On average, this can cost between £99 to £250. An arrangement fee is a cost of sorting out your mortgage, and depending on the lender can be a flat fee or percentage cost. This could be anything from no cost to £2,000 on average.
Many brokers will charge an additional fee for their services, which is more than worth the time and money saved overall. This fee is typically around the £500 mark, though it can be a percentage of your loan in some cases. At Think Plutus, we’re transparent about our fees from the start. Find out more about it here.
An estate agent provides the most comfortable and most convenient way to sell your property. Typically, their fees will be 1-2% of your total agreed sale amount. With a good estate agent, it’s possible to get a much better deal when selling your property.
As with buying a home, selling a home requires a solicitor to do all that legal paperwork. If you’re planning on buying too, then using the same solicitor is your best bet.
To sell your property, you’ll need a valid EPC certificate, which costs around £80.
Whether you’re planning to hire vans and do the heavy lifting, or you’d prefer to hire a bona fide moving company, those are all costs to consider. However much your moving costs rack up is up to you, but they’re definitely a fee to consider.
Confused with all those numbers? We make it easy to understand at Think Plutus, and we can talk you through each cost from the start. With our guidance, there’s no unexpected fees or bills. You’ve got all the knowledge from the start – and when it comes to moving house, knowledge is power.
